Tape and jointing is the finishing stage that turns a wall of plasterboard into a smooth, paint-ready surface without a skim coat. It is often quoted separately from boarding, which is why so many homeowners search for a price per square metre. Here is what you can realistically expect to pay, and what makes one quote very different from another.
For standard domestic work, most tapers in the South East charge somewhere between £6 and £12 per square metre for labour only, with materials on top. Around Harlow, Bishop's Stortford and the M11 corridor, £8 to £11 per square metre is a fair middle ground for a bedroom or living room with average access.
Materials add roughly £1.50 to £3 per square metre once you include joint tape, paper or metal corner bead, and two or three grades of compound. A supply and fit price of £10 to £15 per square metre covers most straightforward jobs.
Very small jobs rarely price out per square metre. A single feature wall or a patched ceiling will usually attract a minimum day rate, typically £180 to £260 in this part of Essex, because the drying time between coats means a taper cannot simply do an hour and leave.
The biggest factor is the finish level. A Level 4 finish, which suits most emulsion-painted walls, sits at the lower end. A Level 5 finish, where the whole board is skimmed with a thin coat of compound so that no joint shows under low-angle light or high-sheen paint, can add 30 to 50 per cent. If you plan a dark colour, a gloss finish, or a large window that rakes light across a wall, ask for Level 5 and budget accordingly.
Ceilings cost more than walls. Working overhead is slower, and a ceiling with downlighters or loft hatches has many more edges to feather in. Expect a 20 to 30 per cent uplift on ceiling areas.
Board quality matters too. If the boarding was done with tight, well-screwed tapered-edge board, the joints fill quickly. Square-edge board, loose fixings, or gaps wider than 3mm all mean extra filling and extra visits, and a good taper will price for that after seeing the job.
A proper tape and joint has three passes: a bedding coat with tape, a second wider coat, and a fine finishing coat, each sanded or knifed back before the next. In a heated, ventilated room each coat needs a day to dry, so a typical room takes three to four visits spread over a working week. In a cold new extension in January, that stretches, and the labour price sometimes rises with it.
Anyone quoting for a single visit on a full room is either using a hot mix setting compound throughout, which is fine for small areas but harder to sand, or is planning to skip a coat. It is worth asking how many coats are included in the price.
The alternative to tape and jointing is a full skim of finishing plaster over the board. A plaster skim in Essex typically costs £14 to £22 per square metre, so tape and jointing is usually cheaper, and it can be painted sooner because there is no wet plaster to cure.
The trade-off is that a jointed wall is only as good as the boarding beneath it. On old walls that have been dot-and-dabbed over uneven brickwork, a skim will hide more sins. On new stud walls, ceilings and loft conversions with fresh tapered-edge board, tape and jointing gives a very good result for less money.
Ask every taper for the same three things: the finish level, the number of coats, and whether corner bead, sanding and dust sheeting are included. Some quotes leave out the metal or paper bead on external corners, which on a room with a chimney breast and window reveals can add up quickly.
A written measurement helps too. Tape and jointing is priced on the board area, not the floor area, so a 4m by 3m room with 2.4m ceilings has around 34 square metres of wall plus 12 square metres of ceiling before you take off doors and windows. Two quotes that look very different sometimes simply measured differently.
Usually yes, by around £4 to £8 per square metre in the Essex area, and the wall can be painted a few days sooner. The saving is largest on new stud walls and ceilings where the board is flat and well fixed.
Yes, once it is sanded and dust free, but apply a mist coat of thinned emulsion first. The compound and the paper face of the board absorb paint at different rates, and a mist coat evens that out so the finish does not flash.
Small areas take almost as many visits as a full room because of drying time between coats. Below roughly 30 to 40 square metres, most tapers find a day rate or fixed job price fairer to both sides.
