Most people asking this question have a ceiling that is cracked, sagging or hiding a mess of pipes and cables above it. The honest answer is that neither option is better across the board. Plasterboard wins in most homes, suspended ceilings win where access and speed matter, and the right choice usually becomes obvious once you look at the room you actually have.
A plasterboard ceiling is boards of gypsum screwed to timber joists or to a metal frame (MF ceiling) hung below the structure. Joints are taped and filled, then the whole thing is either skimmed with plaster or finished with a tape and joint system before painting. It gives you one continuous, flat surface.
A suspended ceiling is a lightweight metal grid hung on wires from the structure above, with drop-in tiles usually 600mm by 600mm. Any tile lifts out by hand. You see them in offices, shops and schools because services above them change often and the grid does not care.
Older houses in Harlow, particularly the 1950s and 1960s New Town stock, often have lath and plaster or early plasterboard ceilings that have cracked at the joints. Both options can go over the top of a failing ceiling, provided it is sound enough to leave in place, which avoids a very messy strip out.
Height loss is the deciding factor in a lot of homes. A plasterboard ceiling fixed direct to joists loses about 15mm. An MF ceiling on a new metal frame needs roughly 75mm to 150mm depending on what it has to clear. A suspended grid needs a minimum drop of around 100mm to 150mm just to get the tiles in, and more if there is ductwork above. In a room with a 2.4m ceiling that is noticeable.
Finish is where plasterboard pulls clearly ahead for living spaces. You get a seamless surface that takes downlights, coving and paint like any other ceiling. Suspended tiles look commercial, full stop. Some homeowners are fine with that in a garage, utility, basement or home office. Very few want it in a lounge or bedroom.
If you have boiler pipework, a shower waste, network cabling or a loft hatch route above the ceiling that you will need to reach again, a suspended ceiling makes that trivial. With plasterboard you either fit access panels where you predict problems or cut and patch when they happen. Cutting and patching is routine work for a dryliner, but it is a visit and a repaint each time.
For sound, a plasterboard ceiling with acoustic insulation in the void and ideally a resilient bar or MF frame will outperform a standard tile grid, which leaks noise through every joint. Acoustic tiles exist and do a decent job of absorbing echo within a room, but they are weaker at stopping noise passing between floors.
Fire performance is where you should not guess. Two layers of 12.5mm fire-rated plasterboard on a properly detailed frame is the standard way to achieve 60 minutes in a loft conversion or garage conversion, and Building Control will ask for it. Suspended ceilings can carry a fire rating with the right tiles and grid, but the whole system has to be specified together, and in a house it is rarely the simpler route.
Prices depend on room size, ceiling height, how much of the old ceiling has to come down and what finish you want, so treat these as a guide only. For a typical bedroom around 12 square metres, boarding and skimming a new plasterboard ceiling in the Harlow area usually lands somewhere between £600 and £1,200 including materials, more if an MF frame is needed or the old ceiling has to be stripped and skipped. A suspended ceiling in the same room, with standard mineral fibre tiles, is often a similar figure or a little less, and the tiles can be pricier if you want a clean-room or acoustic grade.
Time is where they differ. A suspended grid in a bedroom-sized room can be fitted and finished in a day with no wet trades and no drying time. Plasterboard needs a day to board, a day to skim, then a few days for the plaster to dry before painting. If the room has to be back in use by the weekend, that matters.
For a lounge, bedroom, kitchen, hallway or any room you look at every day, plasterboard is the right answer for almost everyone. It looks like part of the house, it can be detailed for fire and sound, and it holds value when you sell.
Choose a suspended ceiling where you have services above that will change, where the room is a workspace, workshop, home gym or converted garage, or where you need the job done in a day without plaster drying out. If you are unsure, ask whoever quotes you to price both and explain the height loss in your actual room. A good dryliner will tell you plainly when a grid is the wrong call.
Usually yes, as long as the old ceiling is not sagging, damp or coming away from the joists. A fixer will check it first, and a new MF plasterboard ceiling or suspended grid can be hung below it, saving the mess of a full strip out.
